Included in the design is the protection of the beautiful 1890 Elm Street Facade on the existing 3 storey heritage building. The base of the condo will be behind the facade and the existing lane-way will remain on the west side of the property.

The proposed tower design features a subtle triangular wave pattern as you move up the tower, that makes the building appear to vault upwards from the existing building.
The effect is further magnified by the angled support columns, similar to those seen on the OCAD building in Toronto, except surrounding the 4th to 7th floors of the tower.
The columns will also be in a triangular wave-pattern tying in to the design of the tower itself.
Within these floors will be housed Eight Elm Street's 4 storey 652 metres squared amenity space from the 4th to the 7th floor of the building. There will also be a Sky Lounge on the 45th Floor of the Building as seen with proposed trees with 73 metres squared amenity space indoors as well as 81.5 metres squared of outdoor amenity space.
There will be a combined outdoor amenity space of 185.6 metres squared on the north and south sides of the 4th floor, with tower shaded and open portions. on either side.
The existing 5.5 metres of sidewalk will be maintained in the front of the building. and the 4th to 7th floors of the building will be set back 6.7 metres from the facade to preserve it's visual impact.
